Services and Service Provision: Clear for everyone

With our new collaboration model, we are improving our services and customer support. By standardizing services and agreements, we can offer our solutions efficiently and at competitive rates.
From now on, park-related costs will be determined per park and reviewed annually with the advisory group, as each park has its own unique needs. This allows us to jointly assess which services can be improved and where potential savings may be found. We make clear agreements about the level of service you can expect from EuroParcs.
Where possible, services are offered as optional within different usage models. This reduces mandatory costs for owners, who may choose to arrange certain services themselves. Which services are mandatory depends, among other things, on the health and safety requirements of the park (e.g. maintenance of heating systems and fire safety).
We work closely with the advisory group to determine which services are considered mandatory.

Overview of Services and Service Provision.

The obligation and costs of the services listed below depend on the chosen user model.

Park Service Contribution (PSB)

This contribution ensures that the park remains clean, safe, and pleasant. It covers daily maintenance of roads, green areas, and lighting, as well as supervision and security. The swimming pool is cleaned, waste is removed, and minor repairs are carried out throughout the park. Reception, administration, and park management are also included.
The amount of the PSB varies per park, as each park has different needs and preferences. The park management discusses this annually with a group of owner representatives – the advisory group. This gives owners direct input on service and maintenance.

Planned Essential Maintenance (PNZW)

Starting 1 January 2026, all property owners will be subject to Planned Essential Maintenance (PNZW). These are costs related to major maintenance that is not required annually, such as painting, roof repairs, or replacement of installations.

  • Each year, a maintenance plan and budget are prepared.
  • The park manager and owner representatives (including the Advisory Group and members of the Owners’ Association) are actively involved in this process.
  • Only necessary and jointly agreed-upon tasks will be carried out.

Depending on your usage model, you will receive a PNZW advance invoice twice a year. In spring, the actual costs are reviewed together with the advisory group, followed by a clear final settlement. This approach ensures transparency and contributes to a well-maintained and attractive park environment.

Mandatory Accommodation Services

A number of services are mandatory due to safety and hygiene regulations or legal requirements, such as the maintenance of heating sources and utility network management.

Advance Payment and Settlement of GWE

You pay a monthly advance for energy and water consumption.

  • At the end of the year, a final settlement is made based on your actual usage.
  • The calculation method has been coordinated with the Owners’ Association (BvE).

Rental Service Package

If you rent out your property through EuroParcs, this service package is mandatory.

  • It includes cleaning, guest reception, key management, and administrative support.
  • This ensures that the property meets EuroParcs’ quality standards.

Outdoor Service Package

This package covers exterior maintenance of the property.

  • Examples include garden maintenance, façade cleaning, window washing, and keeping the terrace and gutters clean.
  • For each park, it is determined in consultation with the Advisory Group (including members of the Owners’ Association) whether this package is mandatory or optional.

Mandatory & Optional Services

Some services are legally required or necessary for safety.

  • Examples include fire safety inspections, maintenance of heating systems, and utility management.

In addition to the mandatory services, you may choose from a range of optional services.

  • These include cleaning after personal use or renting an additional parking space.

Leasehold & Ground Lease

If you do not own the plot, you will pay an annual fee for lease or ground rent.

  • These costs are invoiced separately
  • Costs are not offset against rental income
