Rental Ownership

  • You use the property partly for personal stays and partly rent it out via EuroParcs.
  • Annual fixed costs (excluding plot rent or leasehold) are offset against your rental income.
  • You receive a share of the collective rental pool.
  • For personal use, you are allocated points based on the season:
    • Low season: 1 point per night
    • Shoulder season: 3 points per night
    • Peak season: 7 points per night

Would you like predictable returns while still enjoying plenty of flexibility for personal use of your holiday home?
With the Rental Ownership model, you don’t pay annual fixed costs (excluding any plot rent or leasehold fees). In addition, you receive a share of the rental income. This income is lower than with the fully variable model, such as Active Ownership. The major advantage of Rental Ownership is that you start earning from the very first booking of the year—without having to cover your costs first.

In addition to your rental income, you receive 105 points that can be used for personal stays. Low-season nights cost 1 point per night, shoulder-season nights cost 3 points, and peak-season nights cost 7 points. With 105 points, you could, for example, stay 2 weeks in the low season, 2 weeks in the shoulder season, and 1 week in the peak season in your own property. If you wish to purchase additional points, you can do so at a 50% discount.

We expect the Rental Ownership model to be especially appealing to owners who seek a balanced approach between strong rental returns, covering costs early in the year, and flexible personal use.
